Introduction of J Gateway
My apologies to readers wanting a full review of J Gateway. I had decided to publish this review despite not completing the bulk of the sections as I just had a pretty poor experience with the washing machine situation in this condo.

J Gateway was launched right at the peak of the property market in 2013. It still remains as the only condominium development (if I’m not wrong) that was completely sold out in just one day.
Well, technically, there were two unsold units after the first day and those were taken the next day.
Immediately after the launch, the government implemented the most effective cooling measure – the Total Debt Servicing Ratio – to loans.
Rating of J Gateway Condo
- Walking distance to Jurong East MRT and Bus Interchange
- Highly central location within Jurong Lake District
- Some units on a high floor enjoy unobstructed views of Bukit Timah Hill or the sea
- Vehicular access is only via one direction of Gateway Drive
- Noisy living environment
- Confusing lift system

Finishing and layout
The lift system will more than likely cause first-time visitors some stress. Ther are no buttons for selecting the floor you want. The floor is selected automatically for the residents when they tap their card at the reader.
However, for visitors, the floor will be selected when they are buzzed in via the intercom. Unfortunately, there are no signs instructing the visitors to take the visitor lift. There are two lifts per lobby, and one is labelled as a visitor lift. If the resident lift comes first, the visitor or the delivery person should let it go and continue to wait for the visitor lift.
If a hapless Grab Food delivery person got into the resident lift, he will be sent up and down pointlessly.
Faults started appearing on the 4th year after completion for the leasing unit that I was managing. Although I was only managing one unit at that time. My contractors all had the same feedback that the defects that plagued my unit is common and they had experience rectifying the same faults across a handful of other units.
The washer provided by the developer was from Brandt. Specifically, it is the model BWD 7315A, which is a washer-cum-dryer combination.
After four years of light use, as the tenants were singles. It started stopping mid cycle and gave an error code of E64.
A quick check with my washer guys, yielded much disappointment. I was told that this is a common problem with this model and plague a couple of units in J Gateway. Fixing isn’t an option as the Motor Module Control component is not only expensive at $350, it is almost impossible to get hold of it.
Having a compartment built for your white goods may look nice and neat. But when it comes time to change the appliance, be it the fridge or the washer. It will create a headache not many would like to have.
To matters worse, take a close look and you will see that because this washer is located in the bathroom, the developer had to provide a curb or raise the floor that the washer sits on. This is so that the washer doesn’t get wet. Adding yet another constrain when getting a replacement washer.
All this means you have to get a washer sufficiently smaller than the cabinet space. It must not be too tall, too wide and too deep. If the height and width fit, but the depth is too large, it will sit outside of the raised curb and your cabinet door can’t close at all or close fully.
After we have finally found a suitable washer. We discovered to our horror another issue!
When the delivery person tried to remove the existing washer, they discovered that the washer is “tied” to the wall by its power cord. And to their amazement, the cord wasn’t plugged into a wall socket, it just continued into the wall.
We had to cut off the power supply cord to the old washer before we could completely take it out of the housing space. What a joke!
The landlord had to spend money and hire a Licensed Electrical Worker to install an electrical plug for the new washer.
Some condos have a cabinet built to house the washer. I think that is poor, as I have explained above. But this takes it to a new level, as you could dismantle a cabinet, however, it is virtually impossible to hack away concrete walls in this unit to widen the space.
Yet another issue that happened to this unit was the break down of the water heater. This is a rather large heater at 80L, thus requiring two men to dismantle. Moreover, the cut out in the false ceiling isn’t big enough to remove the old water heater necessitating the contractor to cut out a large hole to get the job done.
It was the same feedback by the water heater contractor. He too said that it is a common problem in J Gateway.
