Lock-In Period

Firstly, there is a lock-in period for 5 years known as the Minimum Occupation Period upon purchase of HDBs.
During this time, the unit cannot be sold or rented out.
And if you’re balloting for BTOs, that will be at least 7 to 8 years of lock-in.
Time is your ally in building wealth, do not squander it!

Depreciating Value

Most of us Singaporeans have our assets based in Property.
However, did you know that an older HDB is more of a financial liability instead?
Specifically, those HDB that are 40 years or older. While paying your mortgage and servicing the interest, its price continues to decline.
There would hardly be any resale value, unlike Private Properties, even those that are 99-years leasehold. Ever wonder why?

Loan Restriction

For HDB owners, you can only borrow 30% worth of your monthly income when applying for housing loans.
On the other hand, Singapore’s Private Property owners are eligible to utilize up to 60% of their income, thus maximizing your leverage.
Of course, leverage is a double-edged sword, so speak to your trusted advisor to manage your risk carefully!

Capital Appreciation

Who wouldn’t want their property to appreciate in value?
BTO and newer resale HDB are still safe bets, but be aware of its downsides.
In the past, the government use to trumpet that more than 80% of Singaporeans own their home in the form of a HDB.
Recent trends suggest that many are now shifting to private properties. As more young family starts off with private properties and BTOs, the demand for older resale properties will dwindle and cause the price to stagnate.

Free yourself from constrains

While qualified HDB owners can opt for HDB loans which have a lower deposit requirement, it comes with higher interest and much more restrictions.
Private Properties can be used as collateral when applying for loans. While HDB cannot serve the same function as it is considered to be owned by HDB.
There are a lot of restrictions on HDB, and it is only rightfully so, as it must remain affordable and true to its mission as public housing.
